“Why do I now have this drainage problem?
I have lived here for 20 years and it has not been an issue except for
the last 4
years.?”
The answer, quite simply put is the property has progressively changed over time. Grass and its’ seasonal dormant root cycle along with clippings from mowing and pollutants have substantially raised the site grades while humus matter in beds at the foundation remain lower. This creates a negative grade to the structure. Watering programs that sustain landscape encourage a controlled percolation depth (hard pan to the farmers) which then causes sub-surface waters’ lateral movement to the negative grade at the structure.

Drainage work is basically a new and unregulated industry with many of those involved performing the work as a secondary function of their business. There is a very limited amount of published information addressing or dealing with problem solutions. Higher education in this case does not offer course work of study to directly deal with solutions.
